During this session, your Evolve Agent will tour your property, providing insights on its value, suggesting minor repairs to enhance its appeal, and laying out a marketing strategy. Market comparables, analyzed through a Comparative Market Analysis (CMA), will guide your listing price decision. At this stage, also consider different tactics to maximize your sale, such as staging or timing strategies. Be open about your primary objectives—whether it's a speedy sale or maximizing ROI—as these dictate the approaches your agent will recommend.

Preparing your property for sale lays the groundwork for success. Begin by addressing minor repairs identified by your Evolve Agent to enhance your home's appeal. Lastly, removing personal items like photos and awards serves a dual purpose: it helps buyers see themselves in your space while adding an extra layer of security during showings.

We require licensed real estate agents to escort their clients to private showings, and request that they only show the property to qualified buyers. For public events like open houses, your Evolve Agent will be on site to guide and educate visitors. For larger properties, additional Evolve Agents may assist to manage visitor flow and ensure that every potential buyer receives ample attention and information about your home.

Evaluating offers involves more than just considering the highest bid. Your goals dictate which offer aligns best with your needs, and your Evolve Agent will help translate these objectives into tangible terms. While you can counter an offer, it's crucial to understand that this act formally rejects the original proposal, releasing the potential buyer from any obligation. Rest assured, your Evolve Agent will walk you through your options to make the most informed decision.
Step 6
After accepting an offer, your real estate attorney will draft and negotiate the Purchase and Sale Agreement (P&S). Once you sign this document, focus shifts to fulfilling any agreed-upon repairs or modifications. Your Evolve Agent will assist you in completing necessary steps and gathering the required documents for your attorney. Concurrently, start making arrangements for your move to ensure a seamless transition.
Step 7
By the time of closing, your real estate attorney will have already collected your signatures on the majority of required documents and sent those documents to the buyer's attorney. Usually conducted 24 hours before the closing date, the buyers and their agent will inspect every room, both inside and outside the house, in a process that typically takes about half an hour. It is standard for the final walkthrough to occur in the absence of the sellers. Ensure that you leave the property in 'broom clean' condition, devoid of any personal belongings.
